Stand in a plant room and look up at where the blockwork or drywall meets the underside of the slab.
There’s a gap. Usually 20 to 40mm, running the full length of the wall. On most buildings it’s stuffed with offcuts of insulation, sealed with ordinary silicone, or left entirely open.
That gap is a designed feature, not a defect. But left untreated it renders the wall below it close to pointless — because fire and smoke go over the top of a two-hour wall just as easily as through it.
Top of wall firestopping is one of the most consistently missed elements of passive fire protection, and one of the more common reasons a building fails inspection late in the programme.
Why the Gap Is There in the First Place
The gap exists because buildings move.
Concrete slabs deflect under load. Structures expand and contract with temperature — significant in Qatar, where a plant room roof slab can see substantial daily swings. If a partition were built hard against the underside of the slab, that movement would transfer straight into the wall and crack it.
So the wall is built short, leaving a deflection gap at the head. The wall stays intact and the structure moves freely above it.
The problem is that this gap needs to do two contradictory things at once: allow movement, and stop fire. Most gaps only ever get told about the first one.
Why Ordinary Sealant Doesn’t Work Here
The instinct is to fill the gap with fire sealant and be done. It fails for two reasons.
Movement capability. A head of wall joint has to accommodate the slab deflecting up and down through the building’s life. A rigid seal cracks the first time meaningful movement occurs. Once it’s cracked, it’s an open gap again — and nobody goes back to check.
Depth of gap. A 30mm gap can’t be bridged with sealant alone. Tested head of wall systems typically use compressed mineral wool as backing with a rated coating or sealant applied over it. The wool provides the fire resistance across the depth; the coating maintains the seal as the joint moves.
This is why “we sealed it with fire sealant” is not automatically compliant. The question is whether a tested system was used for that specific wall type, gap width and movement requirement — and whether the installer can name it.
Where It Matters Most in Qatar Buildings
Anywhere a fire-rated wall stops short of the structure above:
- Plant rooms and electrical rooms — usually rated, usually with exposed slab soffits
- Stairwell and lift shaft enclosures — critical escape routes
- Corridor walls in offices, hospitals and hotels
- Warehouse compartment walls, where gaps can run for tens of metres uninterrupted
- Riser and shaft walls, often coordinated with penetration firestopping
Warehouses deserve particular mention. A continuous unsealed head of wall joint along a long compartment wall is effectively a horizontal chimney — a fire in one compartment reaches the next through the gap regardless of how well the wall itself performs.
Why It Gets Missed So Often
Three practical reasons, none of them negligence exactly:
It’s above the ceiling. In finished areas nobody sees it after ceiling installation. In plant rooms it’s visible but nobody looks up.
It falls between trades. The drywall contractor builds the wall. The firestop contractor seals penetrations. The head of the wall joint sits in the space between two scopes and can end up in neither.
It looks finished. A gap stuffed with insulation looks deliberate. It isn’t a rated system, but it doesn’t look like an omission either.
What to Check Before Appointing Anyone
Three questions that separate a genuine specialist from a general contractor with a sealant gun:
- “Which tested system will you use, and for what gap width?” The answer should be specific to the wall construction and joint size, not a product name alone.
- “What movement capability does it accommodate?” Head of wall systems are rated for movement. If that isn’t mentioned, it hasn’t been considered.
- “Is the head of the wall joint in your scope, priced separately?” If it’s assumed to be included somewhere, it’s probably included nowhere.

Plant rooms and warehouse compartment walls are the fastest places to look, since the joints are usually visible without opening anything.
